Due diligence is the process of researching the legal status and physical wellbeing of the Costa Rica property you are about to purchase before you make an offer and before you buy it.
Hook up With A Good Real Estate Consultant:
A big part of your Costa Rica due diligence is choosing a good Realtor. This is ‘The Person’ who can make your purchase or sale a smooth transaction or an incredible nightmare.
A good Realtor also needs to be able to navigate through the purchase process here in Costa Rica. Your Realtor must be up to date with the laws such the ones concerning the public road, segregation, easements etc., and all the general red tape involved in every real estate transaction.
A good Realtor will have a plano and a Buyers packet for you to look at during a showing. You can tell a lot about a Realtor, how prepared they are, by what they show up to a showing with. Ask your Realtor if he rents or is himself a homeowner in the area.
A good Realtor should be trustworthy and a skilled communicator and negotiator who can put a deal together without any undue animosity, have a calm pleasant manner and is not afraid to go the extra mile on the behalf of his client. A person who can put out those fires that happen from time to time without blowing the deal.
A good Realtor will return your emails in a timely manner.
A good Realtor should always follow up after your closing on the property. The relationship with your Realtor should not stop at closing. We like to say “We don’t just close a sale, we open a relationship”. One should be able to call anytime to ask questions on anything concerning your transaction or any other questions you might have long after the sale or purchase has been put to rest.

Ask around, find out about their reputation. Are they well liked and respected?
