Choose A Member Of The Costa Rica Real Estate Board!

The Costa Rican Chamber of Real Estate Brokers (CCCBR) is a non-profit organization, is the first and largest association of real estate agents in the country and is the official chamber in Costa Rica. The CCCBR has a strict code of ethics that their affiliated agents must comply with.

They are working diligently to improve real estate laws in Costa Rica and to provide basic standards of operation.

 

Currently, there are no legal requirements to be certified in order to sell real estate. As a result, there are many agents that are not held to any code of ethics. There is a tendency to demand high commissions, thus increasing property costs and causing a price inflation.

 

Costa Rica is also full of real estate agents that are either foreigner working illegally in the country or opportunists that are looking to take advantage of unsuspecting buyers.
They lack extensive knowledge regarding Costa Rican real estate law and this, more times than not, will come back to hurt sellers and buyers later. Many have no ethical restrictions and give false information as well as putting a substantial commission on top of what an owner is really asking.

 

By refusing to work with uncertified real estate agents, you reduce the risks you take when purchasing a property in Costa Rica and you help to improve the system as a whole. There are several reasons why choosing a registered member of the CCCBR is the best thing for everyone involved…

 

1. The Real Estate Agent, as a member of the CCCBR, completes training, which allows him/her to carry out their duties in a professional manner on behalf of their clients.

 

2. The member agent will operate within the Statues and Code of Ethics of the Costa Rican Real Estate Association and must take part in any arbitration involving his/her clients (See: “Code of Ethics”- Chapters 1, 2 and 3).Pavones Costa rica Real Estate For Sale

 

3. The member Agent will be governed by the resolutions of the Tribunal of Ethics and of the Raised Council of the CCCBR (See: Statutes, Articles 10,14, I section “F”, 15,16,17 of 1979,1978,1985 and 1987 of the “Code of Ethics”, Chapters VIII, IX and X).

 

4. The member Agent must submit to arbitration to resolve any disputes between his/her clients and any other Agents through the Tribunals of Reconciliation and Arbitration of the Costa Rican Real Association (See: Statutes, Article 77, I section “F”, sub-section 3).This guarantees all parties a speedy trial.
